Of the 104 studio flats in this unusual 1930 mock-Tudor mansion which is built around communal gardens and a swimming pool courtyard. The pool has been rebuilt to current safety standards and style in 2007 and the communal gardens comprise lawns and well maintained collections of traditional English and semi-tropical potted plants in front of the entry gates and within the quadrangle. There is also a large wooded pasture in front of the block boarded by entry and exit driveways.

This studio is in the front of the building on the second floor (top), overlooking the front garden/pasture from its kitchen and bathroom windows and looking down diagonally on to the pool and gardens from the balcony entrance on the inside. It was restored and renovated between 2006 and 2007 and the original wooden features, including a sleeping bay and internal window, kitchen pantry, and storage cupboard, are stripped back to the wood but not dyed or sealed. The renovated kitchen has a yellow/creme porceleine floor, wooden sideboard, silver inset hob, fitted oven, and an antique victorian sink set on a wooden sideboard above the fridge. The walls meeting worksurfaces, hob, sink and pantry areas are flanked in thick rough creme marble tiles.

The bathroom is renovated and has a new shorter length bath tub and large retro-style fitted shower head. The bath is flanked in wood and and the room is tiled in larger off-white tiles. There is also a new toilet and hand basin + pedestal and some new shelving. The main room and tiny hallway has been re-carpeted in natural (beige) coir carpet a few months ago and has a sleeping alcove or bay which fits a queensize double bed, but not a kingsize. Most residents in this block tend to prefer to use raised bed structures or sofabeds in this alcove. There is a mirror along one wall of the main room and 2 large shelves running the full length of the other wall. There is also a storage cupboard and a small hallway with shelves fitted for shoe storage and an over-shelf fitted for storing suitcases etc. There is a radiator under the main window in the main room - heating and hot water is communal and included in the service charge - as is ground rent and insurance and porterage.

This studio doesn't get flooded with daylight but it isn't gloomy or cold and has quite beautiful strong afternoon sun entering from the kitchen and internal window.

There are no elevators or lifts and this block is not suitable for people with access problems and probably not for people with kids either.

The block has a social life with various strings of friends throughout, most occupiers are living alone, in their twenties to forties, many being teachers, designers, academics, artists, consultants etc.

Brixton Hill is a well-gentrified area with a smattering of unusual and good cafes and bars. There are grocery stores within 2-3 minutes walk from the block. Buses to many London locations stop on the hill opposite to the studio block, Brixton tube station is 12 minutes walk down the hill, or Herne Hill train station is 10 minutes walk across Brockwell Park. Brockwell Park with its outdoor pool and Lido gym and many other activities is the big draw for many residents in this area.
